Post-tensioned slabs — the one real hazard

Nearly every tower in Aventura is built on post-tensioned concrete: steel cables under enormous tension running through the slab. Hitting one is dangerous and ruinously expensive. That means no anchors into a concrete ceiling in these buildings, ever — a hanging fixture goes to an existing box, and a ceiling fan needs a rated box that is already there.

Building rules run the schedule

Most associations restrict work to weekday business hours, require a certificate of insurance on file before the elevator is released, and want the service elevator booked in advance. Tell me the building and I will handle the paperwork side rather than turning up and being sent home.

Interior walls are usually metal stud

Unlike the block houses inland, high-rise partitions here are typically steel stud with drywall. Steel behaves differently from wood: it will not hold a lag screw, but a correctly chosen toggle through the web carries a large TV without complaint.
