Flooring Installation & Repair
Luxury vinyl plank has taken over South Florida for good reason: it’s waterproof, it handles humidity, it survives a wet season that would cup real hardwood, and it goes down over concrete slab without a subfloor build-up.
It’s also unforgiving of shortcuts. Skip the expansion gap and it buckles in August. Skip the moisture barrier over slab and you trap damp underneath. Lay it over an unlevel floor and every seam telegraphs.

- Old flooring lifted and removed if needed
Expansion gaps aren’t optional in Florida
Vinyl plank expands and contracts with temperature, and a floor with no perimeter gap has nowhere to go but up. The gap — typically a quarter inch, but check your manufacturer — gets hidden by the baseboard or quarter-round, so nobody ever sees it. Floors that buckle in the first summer almost always got tight-fitted to the wall.
Moisture and the concrete slab
Most homes here sit on slab, and slab passes moisture vapour. Products differ: some LVP has an attached pad and needs no separate barrier, others require 6-mil poly. Getting this wrong doesn’t show up for a year, and then it shows up as cupping and mold. I follow the specific manufacturer instruction for whatever you’ve bought, because ignoring it also voids the warranty.
Acclimation
Most manufacturers want the boxes lying flat in the room for 48 hours before installation so the material reaches the temperature and humidity it will live at. It’s a boring step and it prevents a lot of expensive problems. Plan the delivery two days ahead of the install.

Flooring is quoted by the room or the square foot rather than hourly, once I know the area and the condition of the existing floor.

Do you install tile?
Ceramic and porcelain tile set in mortar is licensed contractor territory in Florida and generally needs a permit. Floating floors — LVP, laminate, click-lock — are what I install.
Can you go over my existing tile?
Often yes, if the tile is sound, flat and the height change at doorways works. I’ll check for hollow or cracked tiles first.
Do you supply the flooring?
You buy it — you’ll get a better price and the color you actually want. Order 10% extra for cuts and waste.
