Odor is a source problem, not a fragrance problem. Anything that smells better for three days and then smells the same again did not fix anything.

I work through the actual causes — soft furnishings, carpet pad, HVAC filters and returns, drain traps that have dried out, refrigerator and dishwasher biofilm, sun-baked cabinet interiors — and treat the source. This is popular with landlords and property managers doing a turnover, where a smell is the difference between renting fast and renting cheap.

The dry P-trap: the most missed cause of a bad smell

A guest bathroom or a laundry floor drain that has not run water in weeks loses the water sitting in its trap to evaporation, and once that seal is gone, sewer gas comes straight up into the room. Running the tap for thirty seconds fixes it. In a vacant unit in a Florida summer it happens in about two weeks — and people spend hundreds chasing it before anyone checks.

Musty means moisture

A persistent musty smell is almost always moisture: an oversized AC that cools without dehumidifying, a leak under a cabinet, or a condensate drain backing up. Fixing the smell means fixing the water. If it turns out to be a genuine mold issue, that’s remediation work with its own licensing and I’ll tell you rather than paint over it.

Smoke is the hard one

Cigarette smoke bonds to every porous surface in a unit — walls, ceilings, cabinet interiors, HVAC ducting. It generally takes a full clean, a shellac-based sealing primer on the affected surfaces, and replacement of the worst soft materials. It’s real work, and anyone promising it in an afternoon with an ozone machine is overselling.

Odor Removal — common questions

Do you use ozone generators?

Sparingly and only in unoccupied spaces, because ozone is a lung irritant and the space needs to air out fully afterwards. It’s a supplement to source removal, never a substitute.

Can you get cat urine out of a carpet?

Enzymatic treatment works if it has not soaked into the pad or the subfloor. If it has, the carpet and pad in that area need to come out — I’ll be straight with you about which it is.

Do you handle mold?

No. Florida licenses mold assessment and remediation separately. If I find it I’ll tell you and you’ll want a licensed remediator.
