Toilet Installation & Repair
A running toilet is the most expensive small fault in a house. A silent leak past a worn flapper can waste hundreds of gallons a day and shows up as a water bill you can’t explain.
Most of it’s cheap to fix: flapper, fill valve, flush valve seal, or a supply line. Where the bowl is cracked, rocking, or you simply want a modern comfort-height unit, I’ll replace the whole thing and set it properly.

The dye test for a silent leak
Drop food coloring in the tank, wait twenty minutes without flushing, and look in the bowl. Color in the bowl means the flapper is passing and the fill valve is topping the tank up all day. A flapper is a few dollars and ten minutes. That single test catches the majority of mystery water bills.
A rocking toilet is a leak waiting to happen
Movement breaks the seal at the floor flange, and once the seal breaks the leak goes under the flooring where you can’t see it until the subfloor is soft. Any toilet that moves gets shimmed solid and re-set. Tightening the closet bolts harder isn’t the fix — that’s how porcelain cracks.
Wax versus wax-free seals
Traditional wax rings seal beautifully and cost almost nothing, but they’re single-use and unforgiving if the bowl is set down twice. Wax-free rubber and foam seals can be repositioned, work better on uneven or heated floors, and are what I generally use now. Both are correct; the wax-free ones just fail less often at the hands of whoever comes next.
What this costs
Internal repairs are quick and cheap. A full replacement takes longer and includes hauling the old unit away.
Toilets — common questions
My toilet flushes weakly. Is it blocked?
Sometimes. Just as often it’s mineral build-up in the rim jets or a flapper closing too early. Both are cheap to sort. I’ll check the simple causes before reaching for anything drastic.
Can you install a bidet seat?
Yes. Most need a nearby GFCI outlet for the heated models — I’ll check what you have.
What about a full bathroom remodel?
Fixture swaps, yes. Full remodels involving re-piping, tiling wet areas and permits belong with a licensed contractor.
